IBMS and building management systems

A modern building is really a dozen systems stacked on top of each other. Heating and cooling, electrical and power, fire detection, access control, CCTV, lifts, lighting and water, each with its own panel, its own software and, too often, its own operator squinting at it. They run side by side and barely speak to one another. So when the chiller trips at 2 am, or a fire alarm needs the lifts recalled, someone has to notice and act, one system at a time, by hand.

A building management system ends that. It brings every service onto one platform, so the whole building can be watched and controlled from one place, and made to respond as one when something happens. Done well, it also quietly saves a fortune in energy.

Zap Fire designs, supplies, installs and maintains building management systems as the automation side of the fire, security and safety work we do for clients across India. We’re headquartered in Gurugram and we work nationwide. We’ve done this since 2008, and integrating fire and security into the wider building is exactly where we’re strongest.

What a BMS brings together

An integrated BMS ties your building’s separate systems into one supervisory platform:

HVAC and chillers

Air handling, chillers, pumps and ventilation, monitored and controlled for comfort and efficiency.

Electrical and energy

DG sets, UPS, transformers and energy meters, with consumption tracked across the building.

Fire detection

The fire alarm panel, so the BMS sees an event and can drive the building's response to it.

Access and CCTV

Door control and surveillance, brought onto the same platform as everything else.

Lifts and lighting

Elevator status and lighting schedules, controlled centrally and by zone.

Water and plumbing

Tank levels, pumps and treatment plant, monitored so problems show early.

One screen for the whole building

The point of a BMS isn’t the wiring, it’s what it gives the people who run the building. From one head-end, an operator sees every system live, on clear graphics of the actual building, with alarms ranked by priority so the urgent ones don’t drown in noise. Schedules run the plant automatically, so nothing is left on overnight by accident.

Trends and reports show where energy and money are going, which matters more than it sounds: the systems a BMS controls account for around 40% of a building’s energy use, and closer to 70% once lighting is included. Because the system watches everything at once, a fault shows up as an alarm on a screen, not as a complaint from a tenant the next morning, and for most buildings the energy a well-tuned BMS saves pays for the system over time.

If your building runs on a dozen separate panels and one overworked operator, you’re paying for systems that can’t help each other. A BMS turns them into one. Let Zap Fire integrate yours.

Services we provide

We deliver the full system and keep it running, with our own engineers at every stage.

Design and engineering
Points schedule, controller architecture, integration map and the sequence of operations, worked up as drawings.
Supply and procurement
DDC controllers, sensors, actuators, gateways and head-end software from established makes.
Installation and execution
Field devices, controllers, panels and network installed by trained engineers.
Testing and commissioning
Point-to-point checks, loop and sequence testing and full integration testing before handover.
Programming and integration
Control logic and graphics, alarm setup, a tested fire cause-and-effect matrix, and tying in HVAC, electrical, fire and security over open protocols.
Retrofitting and modernisation
Upgrading a legacy BMS, adding subsystems or migrating to open protocols to escape vendor lock-in.
Preventive maintenance
Scheduled sensor calibration, controller health checks, software backups and trend reviews.
Breakdown maintenance
Fast diagnosis and controller or sensor replacement when something faults.
Annual maintenance contracts (AMC)
Comprehensive and non-comprehensive AMCs with scheduled servicing and software updates.
Training and demonstrations
Hands-on training so your team can run the head-end, manage alarms and read the reports.
Inspection and system health audits
Independent audits of points, integration, alarms and energy performance.

A fire alarm that only sounds is doing half its job. Tied into a BMS, it can drop the smoke dampers and recall the lifts on its own, the moment a fire is confirmed. Zap Fire makes that connection

Where fire safety meets automation

This is the part we care about most. A fire alarm on its own can only make a noise. The same alarm, wired into a BMS through a proper cause-and-effect matrix, can make the building act: close the smoke dampers, start the stairwell pressurisation, recall the lifts to a safe floor and release the egress doors, all in the right order and in seconds. Most companies build the BMS or the fire system, not both.

Because we build both, we get this integration right, so your fire detection doesn’t just report a fire, it drives the building’s response to it. Get the matrix wrong and the building does nothing on an alarm, or worse, does the wrong thing, which is why we build and test the whole sequence end to end rather than trusting two contractors to meet in the middle.

Built on open protocols

The difference between a BMS that grows with your building and one that traps you is the protocols it speaks. We build on open, vendor-neutral standards:

Building on open standards means you can add a subsystem or change a vendor later without starting over.

Where we install BMS

We design and maintain building management systems for clients across India, in buildings such as:

Commercial offices and IT parks

Shopping malls and mixed-use developments

Hospitals and healthcare campuses

Hotels and convention centresids

Data centres and server facilities

Manufacturing and industrial plants

Airports and transport hubs

Educational and institutional campuses

Why building owners choose Zap Fire

A BMS is only as good as the integration behind it, and integration is exactly what we do. Here’s what you get with us:

Integration is our strength

We tie fire, security and building services together, because we build them.

Open protocols, no lock-in

BACnet and Modbus, so the system stays yours to extend.

Fire response, not just reporting

Cause-and-effect that makes the building act on an alarm, not only announce it.

Energy-aware design

Schedules and trends tuned to cut consumption, not just monitor it.

One team from design to AMC

The people who design the integration are the people who maintain it.

A partner since 2008

Turnkey safety, security and automation across India.

Frequently asked questions

1
What's the difference between BMS and IBMS?
A BMS typically manages the building services like HVAC and electrical. An IBMS, an integrated BMS, brings the safety and security systems, fire, access and CCTV, onto the same platform too, so the whole building is managed and responds as one.
2
Will it work with the equipment we already have?
Usually, yes. We build on open protocols like BACnet and Modbus and use gateways for older or third-party gear, so we integrate what you have rather than forcing a rip-and-replace.
3
Does a BMS really save energy?
It does, when it's tuned. Most savings come from running plant only when it's needed and spotting waste in the trends, and for many buildings that pays back the system over time. We design the sequences and schedules with that in mind.
4
How does it help in a fire?
Tied into your fire alarm, the BMS can run a cause-and-effect sequence automatically: smoke control, stairwell pressurisation, lift recall and door release, in the right order, far faster than anyone could by hand.
